Case Study: Structural Assessment & Partition Removal

Property: 5 Noel Street, Soho, London W1F 8GD
Client/Project: Pre-Fit-Out Engineering Advice for Buy & Bite
1. Overview & Scope
Ahead of the tenant fit-out for Buy & Bite, a structural assessment was carried out to evaluate existing ground-floor internal walls within this Grade II listed building. The objective was to assist the contractor in identifying load-bearing elements versus non-load-bearing partitions to determine what could be safely removed to open up the commercial space while satisfying strict local authority heritage requirements.
2. Key Appraisal & Heritage Findings
- Heritage Constraints: Because of the building’s Grade II listing, any structural interventions or alterations to the original fabric require careful justification and heritage oversight.
- Main Rear Elevation Wall: Load path analysis confirmed that the ground-floor wall beneath the multi-storey main rear elevation is a primary structural element supporting upper storeys, requiring it to remain intact to protect the historic building’s integrity.
- Wall Classification & Assessment: Working directly with the contractor, the structural inspection confirmed that all the specific internal walls proposed for removal were non-load-bearing.
- Zero Structural Interventions Needed: Because the walls targeted for removal were non-original, non-load-bearing partitions carrying no roof or floor loads, no steel transfer beams, lintels, or structural alterations were required.
3. Engineering Input & Outcome
Streamlined Fit-Out: Buy & Bite achieved their desired open-plan fast-casual layout safely and efficiently, ensuring full preservation of the building’s structural and heritage value.
Contractor Guidance: Clear boundary lines were established on-site between the primary structural walls and non-load-bearing partitions.
Heritage Compliance: Confirming that all removals were non-structural avoided unnecessary interventions into the historic fabric, simplifying compliance with Grade II listing guidelines.
