Pineapple Structures provide structural design services for both new and existing buildings and refurbishment projects.
We take on all types of jobs from small domestic work to larger commercial projects, and can typically cover construction values ranging from a few hundred pounds for a hole in a wall, up to say £10 million for a larger commercial project.
Typical services include structural design, drawings and calculations for domestic extensions, alterations and loft conversions, as well as structural survey reports and subsidence investigations. We are able to to organise ground investigations and provide drawings and calculations sufficient to obtain Building Control Approval as well as for pricing and construction information.
Our clients are typically builders, small practices of architects and home owners. Our goal every time is to meet and exceed the expectations of the client, and to carry out all work to the highest standard and at a very competitive price.
We complete many different types of structural alterations and extensions to residential and commercial properties across London and beyond.
We are able to provide calculations, drawings and details sufficient for Building Control Approval and Construction information, and remain contactable throughout the duration of the project for any queries that may arise.
Depending on the nature and the size of the project we can complete initial concept design sketch plans for discussion with the architect and the client. Once all the requirements are agreed we can then develop the design through to completion.
A well executed loft conversion that maximises the floor space and headroom should not be underestimated and often requires careful thought. We always aim to achieve the best possible results for the client and architect.
We are often asked to inspect and report on defects highlighted by building surveyors when undertaking home buyers and full structural inspections.
Our reports are tailored as necessary to the specific defects identified by the surveyors or homeowners. Typical defects include subsidence, cracking, bowing or leaning walls, sloping floors, roof spread and general deterioration of the structure.
We also regularly carry out re-mortage surveys of properties where the lender has requested an inspection report by a suitably qualified engineer.
We are also able to organise intrusive investigations to structures where necessary, and have experience in the inspection of dangerous structures.
We have in depth knowledge of many different types of building construction across London and the UK, and within many different sectors from residential and Listed Buildings through to commercial and retail.
Whatever the size, type and age of property, we give the same attention to understanding the existing building construction and condition such that the most efficient solutions for upgrading, extending or altering the property can be achieved.
Our services can be tailored to suit your needs, from simple structural calculations and details on smaller projects for Building Control Approval and construction purposes, to staged design drawing information for larger projects to enable accurate pricing and tender as the scheme develops through to construction.
We are familiar with all the RIBA work stages and are able to work closely with architects, contractors and clients to develop the production of coordinated information between all members of the design team.
We are able to carry out the design of new basements and basements beneath existing buildings.
This incorporates many factors including consideration of temporary works methodology during construction, the impact of ground movements during excavation and to surrounding buildings, methods for achieving the correct grade of water tightness to suit the end use, and knowledge of the Party Wall Act.
Underpinning schemes are developed to suit the bespoke nature of a basement, or to address damage to a building from nearby trees of poor ground for example.
We regularly prepare specifications and organise ground investigations for projects. These investigations are carried out by specialist contractors who can complete a range of activities including trial pits, boreholes and window samples.
This in turn enables soil parameters, chemical analyses and ground contamination to be identified as necessary, together with the preparation of factual and interpretive geotechnical reports to assist in foundation design that are produced by appropriately qualified personnel.
As part of the engineering design for a project we also have access to specialist sub-consultants who can carry out below ground drainage design for foul and surface water.
This includes the provision of all necessary components to meet the requirements of Sustainable Drainage Systems and to obtain Building Control Approval. This also enables the structural design to be fully coordinated with the below ground drainage as the project progresses.
